CHECKLIST FOR PROPERTY MODIFICATION REQUESTS RELATED TO PATIOS AND AIR CONDITIONERS

The Architecture Control Committee is a volunteer group of residents dedicated to maintaining the appearance and property value of Shadow Lake Village.  One responsibility of the Committee is to approve resident requests for modifications to their units.  Providing this approval requires that the Committee has certain information on which to base its decisions.  The Property Modification Request Form and the ACC Guidelines spell out the details.  This checklist summarizes the information that must be supplied in the case of modifications relating to patios and air conditioners.  Providing the following information will expedite the consideration of residents' applications.

Information Required for New Patios or Patio Modifications:

1)     legible sketch showing where the patio is or will be placed relative to the building and adjacent units.

2)     Dimensions on the sketch indicating the size and placement of the proposed patio.

3)     The material to be used in construction of the patio, and the color.

4)     Landscaping to be included as part of this improvement, if any.

Information Required for Air Conditioner Replacement:

(Please read the ACC Guidelines before you submit an application for replacement of your air conditioner.  The guidelines are available with the Property Modification Request form, from the SLV Office, and on the SLV web site: [http://www.shadowlakevillage.com])

1)     The make, model, size and dB rating of the proposed unit.

2)     A certification from the contractor that existing ducts to be reused are appropriately sized for the new installation and are in good repair and suitable for reuse.

3)     For an installation requiring that any part of the air conditioning unit be placed outside the wall of the building, a legible sketch showing where any new outside unit is proposed to be placed.

4)     For interior “closet” units, a description of any changes to outside vents or fan positioning that would be dictated by the design of the unit.
